1. DECIDING TO HIRE AN ARCHITECT:
Either you've purchased a new property or come into a place of wanting to update/revise the space you live in currently. It's possible you already have a contractor but have come to realize the importance that a designer plays in the overall scheme of building or renovating your home. 

2. CHOOSING BRAD MICHAEL DESIGN:
You may have been referred to or found Brad Michael Design and have since discovered that he's the designer for you. Once you know we're a good fit, we'll select the design services that is right for you and move through the hiring portion of the process.

3. PROVIDING A SURVEY OF PROPERTY:
Once we get the logistics complete (contract/retainer, etc), you will provide me with a survey of the property and if applicable, a benchmark elevation. If it's a renovation, I will also come out to measure the existing property. 

4. MEETING TO DISCUSS DESIGN:
We meet to discuss the uses of the spaces in your home! Examples of the type of questions we may go over:

- What are some things that you do / don't like about your current living situation?
- What are you envisioning for the uses of your home in the future?
- Are there any space you've seen or been in that inspire you?

5. APPROVING SCHEMATIC DESIGN:
The design phase or schematic design begins! I work toward creating a floor plan and front elevation that I can then present to you for approval! We go through up to three rounds of revisions into order get this right for you!

6. DESIGN DEVELOPMENT:
During Design Development, I will be collaborating with other industry professionals such as engineers to make sure that all the drawings work together. During this phase the following drawings will be completed: remaining elevations of the house, construction details, building systems, and structural drawings. Occasionally, I also have clients add-on a 3-dimensional model to help them visualize their design.

7. GETTING A CONTRACTOR BID:
Design is now complete. All drawings will be submitted to the contractor for bid at which point you'll sign your contract with them. This will be the point at which you have a cost for the project and construction will begin. 

8. REACHING OUT WITH QUESTIONS:
Once construction begins, I will be available during that time for questions regarding the design documents. I will also be physically walking the property at select times during this phase.

9. PREPARING FOR PHOTOGRAPHY::
When construction is complete, prior to moving in, I will have a professional photographer come out to the site to photograph your home! These images will not only be used for my portfolio but also potentially for publication should the opportunity arise.

Partial Reno - This service is for your kitchen, bathroom, patio, porch, etc renovation. Starting with what's there, we will create the update you've been hoping for through the design and drawings.

Whole Home Reno - This is when the renovation costs may exceed more than half the assessed value of the home. The design process is very detailed starting with what's existing. We will work together to transform the existing home into the home you're envisioning!!

Spec Home - This service would apply only to contractors. If you are a contractor looking to build we can discuss the property you own and choose a plan, elevations, etc from my library for the build.

Custom Build - This would be for you as an owner if you own a piece of property that you are ready to build on! We will discuss your specific desires and needs for both function and aesthetic so that you're building and moving into the home of your dreams!
